Monroe County covers the Florida Keys, a chain of islands linked by the Overseas Highway (US-1) and its bridges, from Key Largo in the north to Key West at the southern end, plus a large and thinly populated mainland area in the Everglades. Its economy leans on tourism, boating and fishing, hospitality and the trades that support them, and nearly everything arrives by truck along a single highway.

Buyers in the Keys ask different questions than buyers on the mainland: seasonality, workforce housing, how the business handles hurricane shutdowns, and what windstorm, flood and business-interruption insurance costs.

We have local pages for Key West, Marathon, Key Largo, Islamorada, Big Pine Key, Tavernier, Cudjoe Key and Key Colony Beach. Monroe is outside the High-Velocity Hurricane Zone, but wind-load and wind-borne debris rules apply, and in Key West exterior work in Old Town can involve historic review.

Businesses in Monroe County generally need a county local business tax receipt from the Monroe County Tax Collector, plus a city or village receipt in Key West, Marathon, Islamorada or Key Colony Beach, which levy their own. Key Largo, Tavernier, Big Pine Key and Cudjoe Key are unincorporated, so county rules apply there. Building permits and contractor licensing differ between the county and each incorporated city, so confirm with the local building department which rules apply to your trade.

Industries we buy in Monroe County

Key West

Key West is the southernmost city in the continental United States and the largest city in the Keys, with the historic Old Town district, Duval Street, heavy visitor and cruise traffic, a working waterfront at the Key West Bight and a long marine and fishing heritage. Neighboring Stock Island is home to boatyards and commercial fishing docks.

Marathon

Marathon sits in the middle of the Keys and is a hub for the Middle Keys, with Florida Keys Marathon International Airport, Boot Key Harbor, the Seven Mile Bridge to the south and a mix of local services, marinas and commercial areas along US-1. The city stretches across several islands.

Key Largo

Key Largo is the northernmost and largest of the Keys by land area and the gateway to the Keys from the mainland. It is home to John Pennekamp Coral Reef State Park and sits within the Florida Keys National Marine Sanctuary, and it is known for diving, snorkeling, fishing and boating, plus a year-round residential community.

Islamorada

Islamorada is a village of islands in the Upper Keys, including Upper and Lower Matecumbe, Plantation Key and Windley Key, known as a sportfishing destination, with resorts, marinas, restaurants and a mix of year-round and seasonal residents along the Overseas Highway.

Big Pine Key

Big Pine Key is the largest of the Lower Keys north of Key West and is home to the National Key Deer Refuge, with a quieter, largely residential community. Wildlife and habitat protections can affect permitting, and Lower Keys residents depend on Big Pine and Marathon for services.

Tavernier

Tavernier is an Upper Keys community between Key Largo and Islamorada, with a historic village feel along US-1, Tavernier Creek and a mix of year-round residents, seasonal owners and small businesses serving the Upper Keys.

Cudjoe Key

Cudjoe Key is a Lower Keys community about halfway between Marathon and Key West, with canal-front neighborhoods and a mostly residential character. Hurricane Irma made landfall in the Lower Keys at Cudjoe Key in September 2017, so storm recovery and preparedness shape local building trades.

Key Colony Beach

Key Colony Beach is a small, incorporated city on Fat Deer Key just off US-1 at Marathon, mostly residential, with canal-front homes, condos and small rental properties. Most commercial activity for the area happens next door in Marathon.
